I have a tenant in a C class home that used to have a nice over-sized 2-stall heated garage.

I have electricians, plumbers and heating companies I regularly use and most times it's just a quick phone call to address an issue. 

We have central heating, lighting for common areas for a multistory building, and found out gas and electric faced a cutoff as the HOA is months behind in paying bills.

Then, you need to call in the appropriate vendor, repair person, or replace the appliance.For example, the policies/brochures that I have seen say (from memroy here) that for a forced hot air furnace they don't cover the burners, the fan / fan motor, the induction motor, the controller electronics, the ductwork, and the heat exchanger. 

Is it one-off sales (not good) or do you have a large number of repeat buyers (better).For example, think of a heating oil dealer. 

The square footage of the 2nd home on the property appears on the parcel info as an "extra feature" but it does not appear as part of the "heated area."
