I didn't anticipate tree removal or stump grinding when I first saw that beautiful tree....3. for a while my State had Personal Business Property Tax on non-built in appliances. 

Residential is typically smaller number such as 3,000 to 10,000 a deal for most and then you split with the brokerage if you are not a principal broker so that is a lot of grinding.  

I love your BHAG (Big Hairy Audacious Goal), make sure you don't let any noise of "getting it perfect" get in between you and completing that first property.

It is 100% possible for you to obtain a cashflowing multi family and walk away from the closing table with several thousands in commission and have a place to live, rent free while you owner occupy 1 of the units (Most feasible when done with purchasing Quads and triplexes).Just persevere and grind towards your goal.

Grinding it out with value-add SFR and MFR for now, but ultimately would like to grow that portfolio then 1031 into a NNN or 3 for retirement with truly passive income.

The day to day grind isn't fun or exciting.

One night during autumn when the A/C is not needed (and is disconnected from the electric panel to reduce utility bills), I hear a noise of a machine or some engine running all night long, very similar to A/C.

Neighbors violating noise code, police refuse to enforce the code - do I have to disclose to tenants/buyers?
