There are 6 air bnbs (3 duplex) they are building using the money from selling 12 SFH in the deal. the deal includes this and a 16 plex. 

-you can't use "5%" for CapEx, especially on an old duplex. 

Would there be any lenders that allow for a VA loan for a duplex when both units are leased for 10 months?
