What you posted above has nothing to do with settlement, there is no reason for your buyer to search title or see "title";Doing what wholesalers should be doing, not some guru crap, is to contract with the owner, you can have all your little tricky chicken _ _ _ _ clauses you want because of your lack of knowledge, you can wait for 50 days if you can and want to, you get a contract from your buyer, you can get money down on the buyer's contract, you shouldn't be spending it until the deal is closed, but you probably do.
