Now, I'm not saying a clever lawyer can't figure out how to make, argue and win a case like that, but I do know clever lawyers cost a lost of money and they typically don't work for free or only if they win in these cases.

Wow, very judgemental bunch.They are kind of right and generally you should use first come, first serve to eliminate any possible discrimination lawsuit...but, I applaud your instincts and tactics to keep looking until you find the absolute best tenants, but keep yourself protected by clever deposit agreements.

And remember, that your clever contract that covers everything you can possibly sue over, won't collect the money for you after you sue and hopefully win.So, really, spend the money on screening instead of paying a lawyer to write a confusing contract - and then pay him later to represent you in a lawsuit against a tenant because you didn't want to spend the money on the best screening options available in the first place.
