When i asked her about the maintenance fees. she openly admitted in writing that vacasas' primary obligation is to the satisfaction of the renter and that they have no obligation to the home owner beyond changing lightbulbs and cleaning the linens

Now, I'm not saying a clever lawyer can't figure out how to make, argue and win a case like that, but I do know clever lawyers cost a lost of money and they typically don't work for free or only if they win in these cases.

Or if by any chance if you still have time or if yo end up not having them and to avoid similar situation you could put a section on your contract stating you only allow 2 people per room and in the event of having an extra person that will be staying on the premises for more than 2 week Tenants will be responsible for an extra $50 or $25 per extra person. ( I remember I saw that long ago when I was single on my first apartment living by myself) I still remember and thought it was clever.

Wow, very judgemental bunch.They are kind of right and generally you should use first come, first serve to eliminate any possible discrimination lawsuit...but, I applaud your instincts and tactics to keep looking until you find the absolute best tenants, but keep yourself protected by clever deposit agreements.

Yes, I thought that was rather clever :-)  But, seriously, I'm not sure how much it would cost to gut it and get it into the condition required to get top rents, like put in nice laminate flooring, get the odor out, maybe put in new cabinets, paint, doors whatever was damaged, etc., but let's say it costs $10,000.If you are spending $10,000 to get another $250 in rent, $10,000/$250 = 40 months.

Maybe just place good tenants on a 6 month lease and let it go M2M afterwards, sometimes keeping it simple and letting the rental do the work for you is a lot easier than trying to be too clever...
