A bad lease can make getting a loan on the property tougher for an end buyer that is a coupon clipper for a NNN lease.Tenants love to throw in crap like blocked rent ( goes up every 3 to 5 years 6 or 10% at a time versus each year), early termination rights in the primary lease period, below market rent bumps, sales drop clauses, off load NN for roof and structure versus true NNN, defining option period with terms that are favorable to them, weak guarantee on the lease or parent corporation drop off after a few years,etc.

I want to make sure all steps of the Due-Diligence are performed well with all experience and as part of this I'd like to learn more about a due diligence process of a bigger building.Is Anyone in the SF Bay Area / Utah or Southern Idaho Area in such a deal and would like to have free help / help a newcomer to the market or does anyone has good advice to guide me in this, I'd highly appreciate.My main weakness at this point is checking the structural condition of a building beyond checklist items which can be found all over the internet or in Real Estate books, a good trained eye in other words, who can quickly point to physical marks on the building (concrete, what to look for decent electricity/plumbing, roof, ...)Thanks a lot,

Keep in mind, eviction screenings do not protect you or your client from those tenants who skipped out in the middle of the night, did a cash for keys or who were chronic late payers and court records won't show an eviction record right away.

The pressure from the oil collapse has caused some weakness and small declines in some segments of the market but overall I don't think we are near a cycle top yet.

The notion that venture capital money is a significant player in Bay Area RE values, expressed earlier in this thread, is a bit weak to me.Ultimately a check on Bay Area real estate values is, and will continue to be, that jumbo loans require a little more skin in the game than 3.5% down OR have terms/conditions/rates that drive away intelligent young tech workers (they tend not to be in love with over-leveraging as much as our BP community members are... especially when it's a place to live, not a pure investment).
