Are there model matches renting for $1300?

Hello BP,I have a client that invested in a model home that a builder will be renting back from them.  

However, I didn't just quit and try to develop this business model from scratch.

I did this because I have aspirations to invest internationally in several locations in central and south America and didn't want to just talk the talk or be a wantrepreneur, rather put myself in the field and put the building blocks together myself..I am currently waiting for the CA Bureau to approve my license application so I can take the test to receive my RE license (completed the course work in Spring of 2018 while going to school full time, working part time).

Bryan Devitt Angie’s list had a 2002 business model with deceptive billing practices.

But I am also working to tweak my Excel model so that I can plug in numbers and be ready to go QUICKLY - once I find deals that may work for me.

Has anyone done this model before?

If I did approach him about this I would use an attorney to formalize everything and do my due diligence on his business model, but what else should to protect both of us?
