It is not a sexual dysfunction]What you do is to FILE SOMETHING to the best of your ability, and AMEND the return when you are ready.You have three years from date of filing to AMEND a tax return.FILE SOMETHING - best guess. 

This is because if you set up the rest of the structure and do the trust in the future it could require amending the documents later adding to the overall cost.Overall, it might be better to meet with an asset protection attorney to discuss strategies instead of a CPA because there really aren't any complex tax issues involved.

I have set up an amendment that will terminate the lease and has a stipulation that they must pay the last months rent, but he is unable to sign it and currently has no POA.

Should I file an amended return for 2020  and deduct depreciation and declare the appropriate portions of the relief funds to that year? 

Truthfully, most appraisers do not usually amend their report (some do) but the reason they don't that is that they have to stand behind that report.

This suggestion would probably require an amendment to the HOA Declaration.
