Quotes seem be anywhere in the $2.00 to $7.00/sf range.Also, somewhat related, what do people think is the best source for what would be a construction/mini perm type of loan product, where there would be an interest only (6-18 months or so) component then a 3-4 year maturity after conversion/stabilization. 

For those that want to view the property (they've seen the criteria) we set up a time but usually put these showings in a group (ie, a mini open house).

These people, I suspect, don't advertise and they have a short triple-A proven buyer list, a little local mini-cartel, that they work with. 

There's already a window AC unit that functions great; I'd rather not lose that unit and install an expensive mini split... 

But, you still need permits to upgrade electric and a mini-split AC is the way to go. 

This is a MASSIVE generalization because price will fluctuate based on needs of the home, style of the HVAC (split, package, wall package, mini-split), filtration in the home, etc.
