what resources can be used to find home owners who are upside down on mortgage payments, recent divorces, pre foreclosures, basically a pool of motivated sellers to market too. 

Here is what I use:"buyer is a licensed agent, purchasing under market value, and with a profit motive."

So no motivation on their part to encourage increased bidding.

Part of this is also seeing plenty of data in sold comps since I opened this HELOC verifying that the actual value of my house has gone up a solid amount as well, so hence the extra motivation.  

If congress decides to kibosh that deduction then what is our motivation be in real estate.

Motivated sellers are expecting their property to be sold, fairly quickly, and in as-is condition.

The landlord is obviously motivated at least a little to get out from under it.Any ideas and advice is MUCH appreciated!

He constantly asked us questions and let us feel like we were making decision but he was really good at motivational interviewing and giving us perspective from the other side of the transaction.
