Hector Perez Those are good questions, but are both market-specific and investor-specific.I'm a small fish in a big sea, but if I can get 10% COC (using conservative assumptions/loans) in my targeted market, on newer house with good appreciation potential, I would need to seriously consider it.

I just don't remember being a huge fan of the fish eye look they tend to show.

When I'm not working I like to be outdoors camping, fishing, and snowboarding in the winter.

People buy a dream to live in an area they like, a dream to eventually build their own home, a retirement or a holiday home or even a place to go hunting or fishing but they don't for the most part jus buy land.To sell land you I use plenty of photos of attractions, sports, parks and activities in the area. 

As for the theory that other fish will eventually come along and take the bait.
