A seller relies on a contract, moves out, hires a moving company, pays for storage, seller stays in a motel and the deal blows up.....or there is a default on a sub-2 with the property having non-paying tenants and the buyer walks (the situation subject of yesterday's sub-2 mess someone had in the forums).

i'm also pretty liberal with pets, farm animals, storage of RVs and related on-site, general use of property is liberal etc. so long as i get the extra deposit.

@Scott Isley,Well, you're not going to like this.... but after owning several large Apartment complexes, and COUNTLESS nightmares, I sold them all and now I only invest in Self Storage: No Tenants, Toilets, or Trash...When they don't pay, I lock them out, sell their stuff, and recoup my $.

Trying to figure out what to do with it.My goal is to create passive income.I was thinking self-storage or even document/record storage, but it seems that the space is too small for that.Another idea is laundromat on the bottom floor and something like a barbershop on the top floor.

The old house ended up used for storage, campouts or whatever until it eventually decayed to the point where it had to be burnt or dozed.This is the real meaning of depreciation.

If it works and you want to keep it as a perk for a future tenant, store it, but that could cost you in moving and storage fees.
