I can’t find anyone who will do a second on the rental anyway, I have found a HELOC — I was debating at least shifting the construction loan over to the rental, but at 5% that still seems like a wash.I’m open to doing another rental property, I just don’t know if I’m stuck because of how low the rental mortgage rate is, and with how much it cash flows — I may not be able to improve much on that situation.My wife and I both work full time, and I have a part time second job to make it all work.  

What features have you found boost your rental appeal, especially in off-peak months?

We're closing this week on our new duplex, I've found Beaverton to be great. 

When finding the "right" location for long-term rentals, are there any neighborhoods or areas in Waco that you've found particularly ideal for maximizing rent and safety?

We found in our research that even at the increased price-point, a mountain view is worth its weight in gold.

Some lenders do not allow this- but I found one that would.Final note: this is the ONLY loan that I have set up in multiple years of doing loans.

This way, they can continue to receive steady monthly income without the headaches and responsibilities of managing the property themselves.Of course, I always recommend sellers consult with their accountant to fully understand the tax benefits, but many I’ve worked with have found this to be an appealing option.

Its a tight market for sure but theres many good opportunities on a daily basis, hopefully you found something that fits your buying criteria in the time frame that this was posted.

Contrast that with our $500 leasing fee which is only paid to us after we've done the marketing, video tour, showings, found tenants and actually rented the property.
