Just this week I had a client convert a flip into a rental after it sat on the Oakland market for over a month at a price that would have yielded fairly low profit, and this is someone with a track record of successful flips in years past.So I guess this is neutral-to-good news if you're doing buy-and-hold and finding a way not to compete with the owner occupants bidding based on emotional appeal inspired by a reality TV show, but bad news if you're trying to be the next HGTV rockstar flipper paying MLS prices.

So long as the contract price is possible, if not probable, the appraiser is free from persecution because 1) they have at least some sales that support the conclusion and b) it is after all only an opinion.And so the bank comes back and says good news, the buyer is approved for the loan amount.

I was going to say two months rent but if it takes 73 days on average I'd go with option 3 and return the unused portion once the property is rented out (so if it takes 75 days return a half months rent).The good news is we're in April - a lot of people are looking for housing at the moment.
