I have used DSCR loans to get 14 other properties and an additional two under contract so I've always been able to find the 20% but I am stuck at the moment.

For the DSCR on the 3 unit,  they were the lender. 

Since your aunt and stepfather currently own the property, Proposition 19 doesn’t apply, meaning you won’t get the parent-child exclusion for tax purposes.
