I would consider providing the capital for a couple notes and allowing the other investor to keep a chunk of the profit in exchange for being able to really learn the process.

The amount you took in depreciation will most likely be taxed at 25%.Finally, you mentioned rolling money into another home- I'd look up "1031 Exchanges" on this forum, because if you plan on rolling money from deal to deal, it may help you defer the capital gains taxes in the future.

Of course, I'd also suggest working with some fix-and-flippers to get an understanding of the process, also finding a GC that can walk some properties with you.I would say though to ensure you offer some sort of value to the GC in exchange for their time.

You can do a partial exchange but every dollar you buy less than what you sell or any cash you pull out is first considered to be profit and taxable.

We have paid people to remove their bad reviews- most of the time it’s people that get denied because of bad credit or criminal history go on there and say something bad but we just offer to refund their App fee in exchange for them removing their review.

I've considered asking if the fees could be lowered for a certain period of time in exchange for a smaller commission share while I learn the industry, then go back to the original terms next spring when the market picks up and I will have hopefully built a solid foundation.
