@Erik NordgaardPretty much every appraiser is going to base the value of the property by things such as square footage, bedroom, bathroom count, floorplan functionality, views, condition, and home amenities (pools, finished basement/attic), garage, and location.Here is a link to the Uniform Residential Appraisal Report.

This seemed like the easiest way to get the biggest bang for my buck.In order to put this plan into motion Chicago requires permits and in order to get a permit you need architectural drawings of the work needed to be done.

We set up outdoor motion sensor lights to try to scare them off, but they just tear them down (I think they tossed ropes up to pull them down).I think at this point ideally we could just catch the person in the act.
