I think you're in line with how to best leverage your funds and your private lender's line of credit to grow a portfolio.Here is the one thing I see that will require some tweaking.

I'm going to work on a baseline package of what works right now and I can always tweak for each new client.  

I'm surprised its not done better this year and I'm making some tweaks to try and max it a little better.

It could be some more marketing or tweaks or word of mouth to get your unit in front of the right people.

Track your results so you can see for yourself which is effective, tweak, and repeat.  

There are a few that does most of the tasks I need but there still of some things that are left out or need tweaking.

I will comment this....One thing that really tweaks me is when a bill is let's say $248 and they give me the exact amount in cash.

Why not tweak your business perspective because obviously you are being outrun my most likely what are either veterans with vast rehabbing experience, enough to know how to maximize profits in what appears to be a tight margains.

Mine worked (not without some tweaks here and there) until I found my own financing and paid off the original loan.
