So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.

Here’s the message I received: The previous tenant only just picked up his deposit refund letter, after leaving it unclaimed since late year… yes, really, nine months later!!

If you pick a bad tenant in any state, it's going to be a pain to evict them and when you do, they can always put rocks down your toilet or cement.
