You subject to's can be the normal conditions such as subject to appraisal, subject to inspection, subject to new mortgage...etc.Or they can be as creative as possible in order to make a deal happen in your favor.Here is a creative subject to; subject to owner including the grand piano and vintage pool table to be included in the sale of the property.

Questions:Asking price 177,500 in a neighborhood where many houses go for more, but many have a pool, this does not. 4 small Bedrooms, (not a major problem) and the neighborhood is generally well kept.

Maybe the assessment listed more bedrooms than you have or maybe you've knocked down the garage or removed the pool.

John C, alluded to accredited or otherwise screened investors.Also, if you have any plans to pool these funds, instead of using one persons funds for just one deal the rules really get challenging and the approach you use will include a Private Placement Memorandum and business plan.Good Luck... and running this by a lawyer would not be a bad idea.
