The ones it may affect more are the more sophisticated buyers, but I still don't think that is enough to make a dent.

I am working on my first one, and my investors (who are all accredited or sophisticated) will receive at least a 6% preferred return and 2/3 of the profits over 6%.

This will however typically require you to have 50k (typical minimum investment) and be an accredited investor / sophisticated investor depend on the sponsor's investor requirements.

You find an experience operator who has been doing this for some time / has a solid track record and is in strong markets, has access to solid deal flow, underwrites conservatively and is open to educating their more serious and sophisticated investors who "with intention" want to earn and learn.  

The successful syndicators are also looking for sophisticated investors that understand illiquid investments.

Many of our sophisticated investors are only doing AirBnB due to the substantially greater cash return.

Also curious if a more sophisticated calculator exists that's the equivalent of an "in the money" analysis for stock trading that would effectively highlight the best time to exit.
