You aren't going to want someone who's renting out a party house, but if they seem to cater to families or professionals (and do it well) then it sounds promising.If they have never acted as an AirBNB host before, I'm not going to say don't do it, but definitely spend time talking to them and asking lots of questions about their strategy, goals, etc. and just figure out if that's someone you want to trust with vetting people coming in and out of your property (and if they seem to have a solid head on their shoulders who can handle the day-to-day of managing an STR - which does not have to be hard but does require being resourceful and detail-oriented - and be able to pay rent on time even if business isn't as good as they think it will be!).  

They pretty much turned a cold shoulder to me and said figure it out myself with the construction company they set me up with. 

They’re not going to be 100% accurate (airdna is probably head and shoulders above the rest) but that’s where I would start.

There’s no patents and significant operating differences; anybody with a decent head on their shoulders can do it and a lot more would if it wasn’t hyper competitive the way it is.

Being young and having a small chip on your shoulder is not always the best way to go about life, but hey it worked for me, and I hate to say it, but many many maaany of the naysayers and people that laughed at me are now the ones swinging by my projects, asking advice, pitching their ideas to me and wanting in on things.

I like BP because it allows me to rub shoulders with people much more successful than myself.

Just them being owned free and clear, makes me happy because its like a boulder lifted off my shoulder.
