We have investors swarming but reveal nothing. 

With an inspection contingency, if there was something that the inspection revealed that you didn't find acceptable, you could walk away from the deal.

The reason the loan is kicked is revealed to the Seller.

We invest in mortgage notes and certain sellers it is common where they do not reveal everything.

My research has also revealed that most of these waterproofing solutions dont work for various reasons(no proper tilt in drain system so water sits stagnant and becomes smelly, no drainage at all...b/c they simply drain to under the foundation, etc).Now I know what to look for in a company, but I have a friend who builds houses and I might try to get him to help me do this myself...and maybe...just maybe...I could save $5000?

Devise a plan whereby you inspect the house, and assuming your inspection reveals they are Ok tenants (normal wear and tear), then I would let them stay on month-to-month on sort of interim plan contingent on paying on-time rent.

And if the LLC is sued, the court will simply order the owner's identify revealed.
