The higher the prices go 3,6,10 million the more debt tends to be used.With 10 year debt if interest rates rise then your loan balance tends to be less so even at a higher rate on refi the cash flow might be the same.STNL is typically for very wealthy investors looking to outpace inflation and generally make a ton of money themselves like 200,500k or more a year from a job or business or they are in retirement looking to be passive and estate planning.Triple net is not typically a yield play for returns unless you are buying properties with a few years left on the lease and rolling the dice, or doing a re-purpose on a property.

The addition is grandfathered but you can fix the easy stuff when you repurpose it.$5k is a good budget until you pick tiles, tub, fixtures and plumber for a new bath.

OR maybe you are going to revamp OR re-purpose the real estate that you are considering.I guess what I am trying to say is that I would most definitely WOULD NOT buy a property on Kelly between 7-8 mile and just hope to get a tenant in it.I have walked down that road many times...and have driven down it hundreds of times.You are most certainly correct, it is better than most parts of Detroit.

Most developers are value buyers for land ( do not pay much ) and especially if land is not entitled yet.It's easier to take a vacant building or half empty and re-purpose it for commercial.
