I had to repaint the whole house, re-do some fixes, and of course clean the trash can.

It's a smaller, older home with mint color aluminum siding but a brand new roof.My intention would be to repaint it white, clean up all the sporadically planted mish mash of random foliage.I agree with you - I think tho these are affordable (I can do both of these tasks), I think it will add considerable value.

We do a lot of knob and tube remediation (i.e. switch out exposed, but not pulling out of walls or enclosed ceilings)  Full repaint, often interior and exteriorSimple: Does not exist in my (read: my wife's) eyes. 

Second house needed to be re-roofed, new kitchen, hardwood floors refinished, complete repainting and landscaping.

My ESQ already confirmed that I have a right to take the legal fees out of the security deposit and also reasonable costs to bring the property back into "pre-smoking" condition, whether it's re-painting or cleaning.

If you need a house repainted or flooring replaced, you probably can find several people and schedules. 

You are going to repaint the entire house anyway so again not a big deal.

One unit has a new kitchen (with granite) and new bathroom the other has a mix of prreviously used appliances, repainted kitchen cabinets, and refinished bath.

I will have a professional meet me at the inspection next week to 1) confirm asbestos and 2) give me a quote for removal and repainting the ceiling.
