@Joey Allison I’m young and naive to risk, so I say buy as much cash flowing real estate you can with safe leverage, value add opportunities in stable markets that are unlikely to be hit hard by a recession (diverse labor market, NOT a coast).

Many of them were wiped out in the great recession, when bank lending froze (and/or they were yanking lines of credit).

During the Great Recession when the property values tanked an army of people wanted to purchase.

I know i shouldn't be worrying about next recession that everyone has been talking about, But should i wait or should i buy now before the next recession?

The 2008 recession averaged a 14.6% vacancy rate. 

I know not necessarily so common right now, but a recession will come sooner or later.

In a recession is when the outside investors begin asking questions, engage attorneys, and try to find a way to hang responsibility for their loses on someone else.

History shows the longer that inversion persists, the greater the chance for recession, and the longer and deeper that recession will be.
