On the legislative front the Senate sent it's non-binding version on the tax bill to the House several weeks ago. 

First, refi cash out maybe 70% LTV, which is tax free and avoids the Federal capital gains tax  which is under consideration to increase until legislation under consideration.

In terms of repairs & maintenance, do you typically work with the PM in finding vendors or do you just see the vendors proposed by the PM and do a little due diligence online to see which one seems most appropriate?

Congressional leaders released a long-awaited framework Thursday for President Joe Biden’s signature Build Back Better plan, proposing a top-line price tag  of $1.75 trillion which includes investments in affordable housing and down-payment assistance and spares real estate investment from the most feared taxes.

With the DSCR the HELOCS and mortgages and any liabilities are not counted in the DTI on teh DSCR programs.As long as teh current rent per month will equate to 100% or more of the proposed PITI payement.

This is a class C 2 bed in Worcester that has an old lease at $875/month, but would rerent at maybe $1100, with some refinishing planned, I expect $1300-1400 for it once it turns over.Also, any suggestions on when or how to propose this to the tenant?
