You are in the right place to meet a lot of great folks. 

Are you folks talking about a Ground Lease which gives you long term use and control of the land,etc. but it’s never yours unless you contract to buy it.

It seems like Huntsville has a nice combination of cashflow and potential appreciation.I'd be interested in hearing from folks more familiar with the area on the general view of the city in 2024, things to look out for, things to avoid, etc.

I would likely recommend either event to meet more folks and learn more about the industry.

Most of the GCs available actually cater to the folks building their own "forever home" kind of market.

It is (and I am sure has) created a lot of rude surprises when folks go to buy a primary home etc.

FSBO, expired or folks that agents cold call) may require multiple appointments because it takes more time to develop trust, identify the ideal timeline to sell and agree on pricing/commission/etc.- Warm sellers (i.e. referrals and people from agent's database) may already trust you and just want to meet to get an understanding of the process/next steps.

We are in need of additional funding for many of these folks.

Some folks might even add extra bits to their policy to make sure it fits their mid-term rental gig.
