As markets continue to rise around me I have finally made the leap to look into Cleveland as it fits my criteria (I'm a cashflow person (appreciation is a plus but not a necessity) and conservative when it comes to what i'm looking for properties in C+ and above working class areas where vacancy rates are not high, tenants are stable, and listing price is no more than 80k (cashflowing around 200-300 after all expenses would be a sweet spot).

Although I'm very savvy at working the numbers on a good deal, I'm clueless when it comes to doing the real estate/business taxes.I understand when you're first getting started you don't always have the resources to pay for necessities.

I'd say buying the house is a very significant wealth builder as long as you account for the fact that it is a necessity and the only real alternative is renting which typically costs more than owning and leaves you with absolutely nothing at the end of the day.Now if you decide to purchase a home with cash, you're not going to "build" much wealth, if any.

We manage over 1300 properties and I can think of maybe 3 tenants who change their filters.Truth is, people who rent never learn how to take care of a home.Homeowners learn how out of necessity.

As an operator selling goods & services on the site a PRO account is an absolute necessity for me.The ability to advertise in the marketplace as well as being able to put a video on my profile and send out a large number of colleague requests.If you have nothing to sell it still has some great advantages but would not be an absolute necessity.
