Rates have now decreased from averages in the mid-7's to now upper-5's, yet the market has not seen a "speed up" -- likely due to the seasonal swing, and the upcoming election. 2025 should see strong property value growth, with increased inventory, but also increased buyer activity with rates expected to continue downward. 

On average, homes in the area have seen an increase of 8.18%, significantly higher than the national average, which typically ranges between 2-3%. 

Until builders can catch up and create millions of homes, I think we will continue to see huge increases in sales prices, however, the lack of sellers means numbers in terms of how many houses sold will continue to go down driving prices up even higher

This abundance of listings gives buyers plenty of negotiating power.Even with the increased supply, the median sale price still rose by 3.3%, reaching $315,000.

I recommend increasing it 10 - 15% because people have a tendency to squander utilities when they don't see the bill each month.

Having said that, I renewed my excellent tenants with increases to make sure I’m as close to market as I can be -knowing that future increases will be limited.

I noticed you are a lender who operates in my state as well, if you have some time available I think I would greatly benefit from learning what I can be doing to increase my chances of securing a loan and what lenders look for in potential clients. 

It seems as if everything remained true here though so the increase in fees is certainly frustrating.
