That first weekend of big rain here in Oakland that marked the end of it, I had a bunch of appraisals happen (a bunch just happened to go into escrow the week prior) that weekend, and over half of them came back with photos of clearly visible and undeniable water damage, inclusive of a couple flooded basements, you name it and I saw it that weekend.

So I keep it simple and I don't use "lease with option" terminology and "subject to existing financing" and "wraparound mortgage all-inclusive trust deed".The upfront agreement basically talks about what you are willing to do as a business person, and sets the stage for not coming back ever.

And I think the contract needs other items, such as stating inclusions/exclusions, non-encumbrance, permanently attached fixtures, property condition on possession, final inspection rights, warranties transfer, title search and transfer of title, and contingencies.I understand that there may be a fee from the lender for the transaction in the neighborhood of 1%?

Newbie investors should not hire a mentor, especially one that wanst an arm and a leg to buy their all inclusive program that will then nickell and dime you to death buying all the services they say you need to be successful - aka FB.Instead, read some free stuff, listen to webinars and get an IDEA of what it is you want to do in real estate.Then spend some money on basic how to training, not a mentor but a training course or book that will help you figure out the basics.

@Michael Junior just checking, by ”all expenses” do you mean inclusive of vacancy allowance, property management fee (whether DIY or PM), contributions if any to a capex reserve fund, etc.?
