I'd like to avoid taking a portfolio loan given my feelings on the current market.

Maybe your situation is different and if you don’t feel comfortable in the neighborhood then this may be a moot point anyway.As for FHA, my understanding is that you must intend to live in the house for a year  it sounds like you did intend to, but due to unexpected circumstances- lead exposure and unexpected unsafe neighborhood- you have to move.

If something feels off, or bad reviews, do not rent to them.

It’s a shame that real estate is often touted as a ‘get rich quick’ scheme.  

Also, connecting with local realtors or property managers could help you get a feel for market rents and tenant management.

Pittsburgh and the surrounding areas have some great opportunities, and it’s smart to connect with local investors and agents to get a feel for the market.
