We do utilize the instant book with parameters- in order for someone to instant book they have to have their identity verified and have already been reviewed by someone else.

You can have two mutual funds built to mirror the same exact index - passive funds which, by definition, do not require any active management and should have very low expenses as a result - but you will still find a surprising spread in the expense ratios of otherwise identical funds.

Heat and electric is probably 6k more than I experienced with similar size building with identical boiler.

Please allow me to illustrate:Let's take two physically identical properties, say both are 3 bed, 2 bath single family homes, 1200 SF, tile roofs, stucco exteriors, 2 car garages.

I've gone through almost identical steps as you with not seeing any deals from conventional means and I'm also looking in the same range of units as you.  

For example you may pay $20,000 under what an identical property sold for, only to find out after replacing the roof, furnace and carpeting the property that you just paid $20,000 back into the property.

This is on a street of like 10 nearly identical duplexes and the others are all occupied so i'm figuring this can be fixed.
