I'm currently in the process of closing my first primary residence deal in NYC, and I would like to ask for a piece of advice to the community.The current tenant of the Seller failed to move out by the closing date and the Seller decided to take a legal vacating process.Background- The current tenant of the Seller failed to move out by the closing date and I heard the tenant is avoiding direct communications with the Seller- Not sure from my end if the tenant is willing to moving out but struggling, or maliciously squatting- I have a vacancy contingency in the contract, thus I can back out at my discretion due to this issue, but currently there is no other properties that I want to move on to due to the market condition- The Seller is trying to take a legal action but it will at least take 3 months or longer, no promise to succeedAdvice to ask- My attorney could not negotiate to ask for a penalty for this delay because the penalty for delay was not included in the contract.

Hey so I just closed on a property in Polk County FL my mortgage is $1535 average rent in the area is $1500–1800 I have a freshly renovated house with 3b 2 ba 966 sqft I listed it on the higher side since it’s remodeled for $2100 I only had one person reach out to me and they were telling me the price is to high and I have not had any applicants I just paid for advertising on Zillow today and I posted the property yesterday I cover water and the property comes with washer and dryer hooks, loose pet policy and there is a laundry mat directly behind it.

@Archie BarrettJust wanted to say that there are MANY reasons to consider a DSCR loan vs a conventional loan, not ONLY if you do not qualify for a conventional loan due to DTI.Possible DSCR Benefits:Can do cash out refi prior to 1 year seasoning of the mortgageCan do cash out refi with no seasoning of ownership (with some lenders)Can do a loan with much less paperwork (this comes more into play every time you add a property)Can close on a DSCR loan directly in your LLCCan have your DSCR loan not report on credit (depending on the lender)DSCR loans can be cheaper than conventional loans for many credit scores and down payments.

Typically the only fee a lender will ask for is an appraisal fee, that is typically paid directly to the AMC though not the lender.
