The wholesaler is simply selling paper - it's up to you to take the deal and monetize it.I recently did a wholesale deal with an investor who completely screwed it up - instead of him making a quick 10k profit he decided to slowplay the thing by dragging his feet, taking 4 months to paint a 1200 ft SFR to end up walking away with only $3200.

When they bought the building, during renovations they tore out carpeting, hepa vacuumed as much trace of any previous pets in buildings, removed and replaced subfloor where needed, ran hepa filters, painted walls, etc etc.

I used limeaway which helped a little but ended up spray painting the metal part of the fireplace and replacing the tile.

I moved in March 2017 and have updated all the flooring, all the windows, painted, replaced trim, adding gutters, rehabbed the guest bathroom and there’s more to come over time.

In your case unless you are able to do 24 hour turns you may lose a months rent plus painting cost could be 3k, so I less turn would pay for the central air.You also need to consider the opportunity costs of not having $4000 to invest in another property.Good luck to you either way.

Trust me, it will show much better when they leave and you have gone in to touch up paint and clean the place.
