CAMS has a good reputation around town. 

But saying it's "King", which we hear a lot, is nuts - you could put your money in mutual funds and save yourself all the work that goes with being a landlord.Appreciation investing is for people who have a higher tolerance for risk, but can also reap far greater rewards.If I'm understanding correctly, you have a portfolio of 30 properties, but use a revolving door of 10-12 per year to reap the benefit of the appreciation that has occurred. 

It is important for a landlord to fight for every provision in their favor for a lease because when you go to sell the center if you obligate the buyer to future reduced rental increases, non-cumulative caps on cams, etc. then buyer will want higher cap rate to compensate on the purchase.

You would need to look very heavily at that business.You need to check the leases as they generally CAP the CAM expenses a tenant will pay by a certain percent.Is Subway and Metro PCS corp or franchisee??

This also has been a source of improvement for the tenant and apparently hated mailing her check-so this is easier for her.In the business world, I have learned that to provide great customer service it revolves around 3 things: Speed, Ease, and Knowledge.

Two of the houses are very stable, and 4 rooms in the newest are stable but the 5th has been a revolving door in the past month.
