I'm in the process of selling a house in Denver and managed to get it under contract.The buyers had it meth tested and it came up positive!

Currently there are a ton of buyers pouring money into finding deals off market and it's tight any where in the country.

My understanding is previously the norm was sellers were still “expected” to pay buyers agent commission but now that the norm could be shifting is that still part of the buyer/seller negotiation?  

Aren’t you asking if you can receive a referral fee on a buyer or seller you got from a mortgage broker?

Most cash flow or door chasers fail to understand this and that's what leads to bad investment decisions.  

I am a sponge and will take all the good advise you would like to share regarding; avg. commission %, conditions of exclusive buyer rep agreement, your thoughts on locations, any on and off market properties you have, and possibly figure if we can build a team to make a dent in this wild real estate market we are in.

@Jimmy Rojas A family member who failed to file taxes for many years reached out to the IRS and they assisted by providing his total reported annual income for over 7 years to make it easier for him to file back taxes (he couldn’t find his paperwork for most of it).

My issue (one of many) with my current PMC is that they have failed to get me even a single tenant in almost a year now and keep telling me that they don’t understand what the problem is, but literally 30 minutes after I started advertising my units myself, an eligible tenant responded to my own add.

If you fail to follow the rules, you may open your personal assets to a lawsuit.

As far as 1031 buyers they're kind of everywhere also.
