I didn't realize you were the same Mike Butler.To be honest, though, your setup is too rich for my blood. 

We allow pets in all of our units, we require renters insurance that names the pet, breed, sex, and weight. we generally charge pet rent, vs a deposit, for us it works out better to collect more rent vs trying to sue blood out of a turnip if they have a $200 deposit at the animal damages the property, over the portfolio, the pet rent is much more money in the big picture. 

That's a bit too rich for my blood.

I focus on places that need work and i put in the blood/sweat/tears.

I suspect that CA will find a way to get its pint of blood, and I wouldn’t fight them.

I used to have an engineer neighbor across the street say that brokers/agents were ( useless blood sucking vampires!

And yeah, software....as beneficial as it would have been for me to go that route, it's not in my blood.

Haven't bought anything there for last two years, prices are to steep for my taste, plus you got to deal with City of Sacramento annual rental properties inspections, and as you can imagine, these blood sucking bureaucrats have to justify their existence....and always find things that need to be fixed in these older homes.

I say that in jest, but want to emphasize the point that nobody has a crystal ball, and anything can happen, and while it looks like Trump will landslide in 2020... you can expect an absolute blood bath in 2024.
