Zillow "estimates" the home value @ $443. 

Several GC’s have estimated about $100k in work.

I live in the vicinity of kansas city; does anyone know if this is a reasonable estimate?

Being appraisers, we are familiar with estimating "cost to cure" of deficiencies, and we know useful life of short lived items so we can build seller credits into our offers that will help mitigate monthly costs to us for reserves.We are going to take it slow and steady, as I said, with an eye on returns that may not be spectacular but still rival the stock market in a sector of the economy we know well.Thanks for the encouragement @Dave Meyer!!

When it comes to rehabs, I’ve seen in the forums a good rough estimate is $20-$100/sqft, dependent supply the severity of the rehab.

But the data they use to estimate property cost for mortgages includes homes of all sizes & conditions & includes homes from all over the city.So glancing at AirDNA you may think “OMG, I could make $50k+ per year AFTER making my mortgage payments!!!”

There are a few professional wholesalers that can help locate one for you but be certain to double check every estimate they provide.
