Hey everyone, I am closing a 30 year investment loan on Monday and I found out the mortgage company is selling to BSI financial, after doing research I have read nothing but horrible things about the servicer. ( they don’t pay escrow, don’t acknowledge payments , hard to get ahold of, and even force people into foreclosure) I understand that reviews are usually posted by people with bad experiences and those people can add to it  but if anyone has worked with this servicer or has some light to shine on the situation it would be very appreciated.

I saw the wipes in the bathroom and the plumber also found wipes in the sewer line.The lease agreement unfortunately does not include a provision to raise rent due to excessive maintenance requests but in my tenant orientation video presentation, I did mention rent will be increased if excessive requests and the tenants signed to acknowledge that.Can I increase rent due to this reason?

Perhaps, you can cover yourself from potential liability by having your buyer, and the seller sign (notarized) acknowledgements listing the potential problems that may result.

Back on market properties every day on a hot sheet is a key focus so you can find all the deals that just fell out because of inspection issues (usually comes with a price reduction and an acknowledgment of what just happened because they know the new buyer will find it) or because of failed mortgage contingencies (these are the best because they are closer to closing and need to close so you can just hop into the deal that had and close quickly).
