@Curtis Deckard, I DON'T like the "down payment" (only) idea, because from every account I've read, Lenders take a VERY dim view of your deposit ALSO being borrowed.

Also, some states view a vehicle as essential to one's livelihood and either severely restrict impound rights or grant additional rights for defense of property even if a loan is in default making said impound extremely risky.

They are super competitive, but right now have tightened their guidelines and tacked on a 4k fee for any loans originated after 4/7 (if someone is viewing this thread in the future, this current timing is the beginning of the shutdowns from COVID-19).

Should I go for it and spend the money up front then refi, or should I sit back, leave the good tenants alone, enjoy the cash flow, live with the property in my view looking slightly rundown, and wait to do any major updates after a tenant leaves.P.S.

Planning on taking the next few months to soak up as much knowledge as I can before diving in.Looking for recommendations on markets that can cash-flow and aren't too sketchy so I can start learning how to run numbers and examine an area (just in view mode right now, but might as well be in an area that I can dive into when ready).Currently live in the SF bay area, so there's really not much local that works.
