They finally realized that cars are not the future, and they now want high density around public transportation to reduce wasteful transit/productivity loss, fire hazard and ruinous public infrastructure costs. 

Additionally, their presence could lead to an increase in business development, as smaller companies may want to set up shop near them to take advantage of business opportunities.Lets just hope we figure out this Public Transportation problem !

Most of the tenants choose to stay in these areas due to familiarity as well as transportation (i.e bus routes).

Think, Cities vs suburbia or public transport vs. the automobile.

I’ve worked in the transportation/office industry for over 10yrs.

The tricky part is logistics due to no bridge & only boats for transportation.

As the remaining land in the corridor builds out it will become more desirable and public transport will become a higher priority if it is actually reliable.
