Realistically my wife and I are probably 2 years out from being able to invest in one but have seen some west of I-35 in round rock (don’t go east as the black prairie soil is horrendous for all the settlement issues).

If u plan to take the building down as opposed to repurposing it, you may encounter contaminated soil that was previously capped by the slab.the estimate sound low on the low end to me.
