When I re-read the posts on this thread it's unclear whether this is a sale of a probate estate property to be sold via auction or a foreclosure auction.I suggest the OP clarify this to get better responses.If an estate sale, the PR will generally sell with escrow and title and buyer gets owners policy.

I realize after re-reading my answer that I never said exactly what I would do...In my area, with the deals that are available to me, I would take the $100,000 from my investment property and re-invest it somewhere else.
