However that didn't include the 3rd party of the tenants. your second scenario makes sense and if one doesn't review the statement/deposits each month can't blame anyone but themselves.I'd imagine the tenant would just stop paying rent altogether if they were "forced" into paying a late fee each mo... and owner would notice the now stopped payments from PM.

I just imagine how many millions are wasted in America today by those that are under capitalized and spend what little they have and never do a deal.. its massive pretty sure about that.the one thing about at least paying for a pre license course which is cheap.. is you at least learn the laws and terminology and If you can get on a team you have a true mentor and you get paid to learn..

I can't imagine paying even over $1,000 for just one bathroom. 3 bedrooms is plenty for a small family. 4 bedrooms is a large family = LOTS of wear and tear.

It might be closer to 2005 than it was in 17,16,15,14,13 like some said back then too. 2018 has more jobs, more wage growth, and new favorable tax changes are having new investment money pouring into US economy, so maybe 2019 could be closer to 2005 again.
