if that is the case, yes you can argue all you want that your contract states you are not responsible for personal property damage, but the contract also should state that the conditions of your property are livable and functioning, that includes, roof, sinks, drains, lighting, heating, etc.

You should use the BP search function to read some of those.

The question is regarding the deadbolt lock which also functions other than the obstruction in the keyhole.

They have a lot of functionality, but honestly there is a steep learning curve and it is probably overkill for most rehabbers. 

Keep doing your research, keep reading, keep asking questions on these forums, stay active on BiggerPockets by using the 'Search' and 'Keyword Alert' functions. 

Buildium, AppFolio, and pretty much all Professional PM software will have this function, but few or none of them are free to use. 

I wish it had more ways to help automate some of the daily functions that are used in property management and more so on the tenant portal side of things.
