Luckily, there are plenty of other markets in the country—in particular the Sunbelt—that offer similar cash flow potential without the downsides you mentioned.A place like Birmingham, for instance, may fit the bill here.

There are many new built duplexes near Sunnyside (closer to Rice) that may be a good fit for what you are looking for. 

I wish more hosts realize it's the experience that makes the STR, not the amount of people you fit in a property.
