We definitely will approach it with the standpoint of needing a team in place and not DIY-ing our way through it.

Anyway its a work in progress but if it has the desired effect of getting some of these friends of the tenants to clean up their act it will be a success.  

She has an established cleaning business and is expanding her services. 

Offer to refund his deposit immediately as long as there's no damage (you handle the cleaning).

Was a huge PITA to setup, but is now very clean and easy to maintain.

None of our earlier models had any of these features.Probably won't get our damages back, but still feel happy adding to the thief's legal issues.Our locations stay really clean now.

UI is great, dashboard is clean and I pay extra for the concierge service so they do my annual filings for me and I don't have to worry about it. 

.- consider baking into the rest biweekly housekeeping, so that you know that the property is being kept up with (prevents pest issues), and you won't have to deal with any quarrels over who's cleaning the common areas more than who.- always have the parents co-sign the lease.- make a manual for them. what would your own kids be calling you about when they first move out on their own?

Are you going to try to DIY the flip also? 

If it was a 12 month lease, I wouldn’t require a monthly cleaning but at 6 months, I would like to make it a requirement.
