Mentors are so important to learning how to invest in real estate wisely.  

I don't think anyone can answer about an appeals with a lawyer when what you need to do zoning wise isn't clear.

Will still be cheaper than hiring contractors to do it all.I know I should probably start working with an accountant but I just want to make sure I'm not shooting myself in the foot tax-wise with anything I do in the next month.

Unfortunately I can't find the heirs (location wise).

Is this wise advice?

As indicated I would have welcomed the legal action if it were not for the time drain but the tenant wisely decided that they really did not need the "emotional support animal".If by some chance that I did lose the legal case, I would have made sure that their rent was always at the top of market rent while my usual MO is to allow existing tenants rents to get below market rent. 

There are a lot of people spreading bad advice so it's always wise to use other sources (e.g. books, attorneys, etc.) to verify information.Watch the webinars, read the blogs, ask the questions, and then dive in!
