There are some variations of this rule, but generally:Rent-Financing=x amount.x amount multiplied by 50% will be your monthly exp, so basically half your cash flow.

The private financier can be unsecured (if he really trusts you), or secured by hypothecating a note and deed of trust offered by the JV (you and the rehabber jointly).Another variation is you and your private financier form a JV, and then enter into an equity sharing arrangement with the rehabber.

Almost as many investors as units in both cases - I'd expect an order of magnitude variation before saying one is way better than the other.
